Palladium Staging's principal, David, is a noted, award-winning designer with over 30 years experience in the interiors industry. David has completed over 300 quality residential design projects for private, high-end clients and his work has appeared in numerous publications.
David also founded and ran signature furniture, fabric, home accessory and wallpaper lines, and he created a high-end interior design studio in Beverly Hills. He also founded San Diego's largest home design center at the Forum in Carlsbad.

Staging is similar to working with an interior designer but with a different goal. With staging, the plan is to present your space in a way that is attractive and appealing to others. Staging helps buyers visualize themselves in the spaces as they tour a home. This cuts the time your home will sit on the market and maximizes the price you can get for the property.
One important difference between formal interior design and staging is that many of the design efforts are not intended to be durable. This opens up the possibilty of creating great decorative effects for far less money than the traditional design budget.
Removing the durabililty requirement also means design choices need to be effective, not perfect, allowing installations to proceed more quickly.

There are a few steps in the home staging process. First we will have a brief visit with you to determine your goals and get an initial feel for the property. If necessary we will schedule a follow-up call, which is often appropriate for larger or unusual properties.
After that, the real work begins. We will visit the property, take measurements, document it, and formulate a decorative plan. We may reccommend some durable improvements or esthetic repairs where neccessary and if approved, carry them out.
Once the decorative plan is established and the principal pieces have been assembled, we will arrive on-site for the installation. This may be followed by additional visits to make adjustments and finalize finishing details.
Finally the finished home will be fully staged and ready for showings. It's that easy!
Staging is a multi-step process. There are usually some initial charges for planning purposes. We own much of our staging material which helps reduce any commercial rental fees for furniture. Staged furnishings are rented to the homeowner at a per-day rate and auto-billed weekly.
Some items, such as special purchases the homeowner may wish to invest in and take with them, durable improvements, and some rental item, such as mattresses, are additional to the staging process. We will make special arrangements for these items if they are neccessary.
Homeowners are responsible for all delivery and moving costs, and for any special installation labor, such as painting, plumbing installs or electrical labor to install lighting, etc.
Often the new home buyer (and sometimes even our current staging client) will enjoy one or more staging items and wish to purchase them. In most cases, arrangements can be made to do this.
Industry studies show that the higher price a staged property commands at sale easily justifies the costs incurred by staging. The shortened laength of time a property sits on the market for sale also means sale proceeds are maximized, and come much sooner than for an unstaged property.
A 2021 National Association of REALTORS report recorded the following survey responses about staging:
82% of buyers say staging a residence makes it easier for a buyer to visualize themselves living in the home.
Nearly a quarter of sellers say staging increased their initial offers and cut the time their home sat on the market.
Of those sellers who staged their home:
2% say their offer went up 20%
3% say their offer went up 16-20%
6% say their offer went up 11-15%
15% say their offer went up 6-10%
23% say their offer went up 1-5%
A final statistic records a recent but important development. 73% of buyers said they believed the home they are viewing should look like a home on a real estate TV show. 71% of buyers said real estate TV shows have increased or heightened their expectations for homes they will be viewing. And 35% of sellers said they believed it was important for their home to be staged to look like a home from a real estate TV show.
These are confident and encouraging statistics for homeowners to consider when they think about staging their home for sale.
